Real estate agents are not allowed to comment on whether or not a neighborhood is good or bad. That is research that you would need to do on your own. There are a Federal Fair Housing Laws that prohibit that from happening. It is up to the individual to make their own determination about a specific area. Should a real estate agent comment on such a thing, it could be steering which is a prohibited act.
Determining how good or bad a school is, or how crime is, or anything else similar needs to be researched on your own.

Listing periods, like commissions are negotiable. One reason most agents will want longer is because of the time it takes to get the property marketed properly. Real estate magazine ads are turned in a month in advance and are expensive so the agent wants to make the best of it. Good luck selling your property.
