Great little area, there is great access to the Laguna Creek Trail and to both Van Doren & Jack E Hill parks. Also, Elk Grove Elementary is located in the neighborhood. Very Safe area, there is an Sheriff Sub Station at the corner of Bond/Waterman Roads.
I think that the only con I have come across is access and getting back to Bond.

The property tax rate for all of California is 1% of the purchase price as reflected from Proposition 13. Normally there are local assessments added but they are difficult to determine except by calling the tax assessor's office on a specific parcel number. That is why a lender/realtor will calculate an additional .25% as a high estimate, but it's really minimal. The property, depending on its location, etc. may have other fees such as Mello Roos, or home owner association fees (which isn't really a 'tax' but fees for services in a community).
When you ask for the 'best area', in what regard are you considering? Age of home, school, safety...? I would consider buying a home based on your specific needs and it wouldn't necessarily be 'area' related...?... more
Elk Grove is a growing city about 8 miles south of Sacramento. During the real estate bubble, it was a boomtown. I have toured about four dozen homes in Elk Grove in the past month; I noted that prices were discounted between 20% to 45% below their values at the peak of the real estate bubble.
Elk Grove is an excellent choice for a buy and hold investment strategy. Especially for owner occupants. When the economy recovers, Elk Grove will too, because it is a nice city with a desirable school district, good amenities, many choices of shopping centers, employment opportunities in town and nearby.
