Hi JC it should not be that hard, depending on what price range you are looking for. My suggestion would be to check with a real estate firm that just handles rental properties, as they might be able to help you..

Is a firm that I have worked with in the past that might be able to help!
Gas and Oil companies are different in PA. If you require gas for heating or cooking, UGI (www.ugi.com) is the local company for that. For oil heat and/or hot water, there are various oil companies in the area.
May I ask if you are renting or purchasing? If you are renting, the landlord may cover some of these expenses for you. If you have purchased a home, your realtor could (and should!) also provide you with this information.
If you have any other questions, I'd love to answer them! I'm a realtor in the Easton/Wilson area and would love to assist you with any real estate needs you may have. Please feel free to contact me at 678-595-6062!... more
Unless you have language specifically in your lease that spells out such a scenario (what happens if you can't pay the rent) you would probably be liable for the balance of the lease. But most (reasonable) landlords will accept two months of rent to release you from the lease - but they're probably not required to do it.
