My experience has been that sellers in a similar position will need to bring money from their savings to the closing transaction in order to sell their property. In my area lately, the reality is that buyers are looking for great bargains, and are making low offers. If at all possible, maybe you might consider holding off until the market recovers. I am wondering how you came up with what you think the house may sell for. A great strategy would be for you to obtain a professional appraiser by a state licensed appraiser in order to establish a true and realistice sale price.
