Wouldn't it be nice if it worked that way! You can ask for the buyer to assist you with your commission fees but you know the answer will be "no".
I would not suggest that you inquire about it as you may end up insulting your buyer and they could walk away if you are insistent about it.
Do keep in mind the reason for the commission: your agent and his firm spent time and money marketing your home to bring you a qualified buyer. That commission was well earned. Hopefully, you received a good sales price that you are comfortable with.

A big con is that you lock yourself into a price in advance and the market changes and you end up overpaying. Plus who know what will be on the market when it is time to buy. The upside is obviously the comfort of tying up a home you love until you can afford to purchase it.... more
