When you are renting a home in Boca Raton, the very first and most important tip is to read the lease thoroughy. That is also the second most important tip. After you have read it, ask your Boca Realtor any questions that may come to mind.
When you are looking for a Boca Raton home, and you find one that you think you would like to rent, do a thorough visual inspection of the house. Check to make sure the plumbing works, that the a/c is on, take a look at the condition of the a/c filter, and look at the caulking around the baths and showers and the kitchen sink.
It's not that you will be financially responsible for fixing any problems you encounter in your Boca Raton home, it is simply that you will not want to move in and then discover that you need to have something fixed. Your landlord is responsible for fixing this type of problem, but you want to notify him or her before a larger problem arises.
Work out with the landlord who will be responsible for such items as lawn care and the monthly exterminator bill. (If you live in a house, you will want the bug guy once a month). Also, see if the landlord will take out an appliance contract. That way you can call a local service if the a/c or the washer/dryer stops working, rather than calling the landlord and waiting for him or her to call in a local handy person.
Finally, the best tip of all is to talk to the Boca Raton realtor who is helping you with your rental and ask any questions you have. He or she will be inspecting the house along with you, and because your Boca realtor has been in hundreds of houses, he or she will have several suggestions based upon the particular Boca home you are in.
