Elaborating: why is it so FREAKIN' hard to find a decent rental in WC? I have looked all over and in the price range I mentioned above, it's Dumps for Dollars. Are the landlords here that cheap that they won't even update a kitchen or bath? Ripping out dirty carpeting and redoing floors is not that expensive, and the investment would surely assist in renting more easily. Many of these places have been sitting for months... how can the LL be so clueless? Or so cheap?
If you have to pay $4K and up to get a decent rental, why would anyone do that? Much cheaper to buy (assuming you can, of course.)
I don't need the explanations, fyi. I know what is going on with the market and people want their bought-top-of-market mortgages covered... but this is just a simple matter of cheapness. I just don't get how people can be so clueless as to attempt to rent something for $3500-3800 with dirty walls and worn carpet.... more
I am not sure what you mean by "good quality". If you mean "higher end/priced" working with a realtor is the best way to go. I do many single family rentals a year as well as own several of my own single family rentals and the most availability regardless of what type of rental you are looking for is always for July or August occupancy because most rentals revolve around the school year. Since most tenants have to give their landlords 60 or 90 days notice you will see a large amount of rentals coming on the market in April and May.
Depending on your price range, overall the rental inventory is very low now.
