This is not accurate. Most conventional, FHA and VA lenders have a specified wait period for a short sale to be "seasoned" before considering lending a new loan to you. I do work with one lender that will consider a foreclosure/short sale on a case-by-case basis and I recently wrote a blog about it if you look at my profile. Otherwise, you are best waiting a few years before the traditional banks will consider lending to you.

Hello from Napa.... not to demean Minneapolis but I think you
and your wife will love Napa.... beyond the hype of tourism and
the wine industry... at the grass roots and beyond... Napa is a
great place to live... great people, great weather, etc.,etc.,etc..
As for a rental... the rental market is very tight in Napa these
days.. very low vacancy rates... I would suggest contacting
one of our property management professionals... at Crown,
Hedgerow, etc... or perhaps the website of our local newspaper,
the Napa County Register... for information and rental services.
They can provide the services and information you will need to
make the move as "transparent" as possible..

Do you think that there are a lot of people out there, adding a 12 x 12 room; so that we could obtain an AVERAGE?
And is this a slab or raised ground-floor addition?
Is it a second story addition?
Is construction in Napa a wee bit higher than Stockton?

Probably not, we can’t get mortgage insurance (PMI) on investment properties, probably the same in your area. They can hypothecate something to make up the other 10%, I have clients do that all the time.... more
The best way to find a 3 bedroom rental in Napa without missing out on showings is to hire a real estate agent in Napa to work with you. The agent can send you rental listings that most closely match your needs and desires and which are legitimate.
There are quite a few "scammers" out there who post rental listings that are not legitimate so be cautious about responding to any of them if you contact them. They are after your personal information or money. Craiglist.com is a good site for rentals but a few scammers are known to be present on that site so be careful.
Check the Trulia site for agents in Napa or try calling a few local real estate firms there to interview some agents that can assist you. There usually is no fee for renters working with an agent.

Best option: check with your listing agent.
My advise, if it's already recorded in your name, give the seller the opportunity to come get it (in writing)... perhaps 1 week, and if they don't get it, do what you please with it, since it's no longer their property and they had plenty of time and are responsible to remove their personal belongings, before the transfer of title, unless otherwise agreed upon.
