Lenders have really tightened there belts lately. Buyers usually have to have at least a 620 score to qaulify at all right now. The judgement will have to be taken care of. You should call a lender and ask for advice. Do not use a credit help company. sometimes they make you pay on older things which causes it to pop back up on your credit and causes scores to dip down.... more

I would be happy to try and assist you with a rural housing loan but lates/collections (no matter how small) can be an issue after a bankruptcy. However, I find it a bit unreasonable that you were denied financing with 2 small collections. What you need to try and find out is - did your lender deny you or did rural housing? You see, every rural housing file has to be approved by USDA - even if the lender has no problem with it. USDA can say no. If USDA said no to the file then it is possible that you are going to have your issues with them, not your lender.

They can certainly buy it for you. Are they mortgaging it or paying cash? They can buy it for you and have you on the title either way. If this is your first home, you should qualify for the $8000 tax credit if you close before Nov. 30th. They won't have a tax ramification for purchasing. If they mortgage it, they can get a deduction for their taxes. Tax "ramifications" occur from capital gains when you sell. Your agent should be able to help you with all of it. You could do a lease-option with the buyer, and make the lease period long enough for the buyer to secure the financing (even though you mentioned s/he already have a pre-auth). That way the buyer can move in sooner, you'll legally be able to collect rent, and the buyer can exercise the option to purchase when his/her lender is ready to close.... more
Normally they will not allow you to get funds back at closing, so 'no' in general. Yet, some options to check out with your loan officer is if you could raise the sale price and ask seller to pay closing costs (if they're not paying them already) thereby freeing up some funds for you. Or, see if they'll allow escrows for some things to be done after closing. Your loan officer should be able to give you some ideas and of course it's dependent on what 'type' of loan your going for as well.... more
