My name is David Gubin and I’m a REALTOR in the Branson – Tri-Lakes area. There have been lots of sales in Branson. Missouri is a non-disclosure state, which means when real estate is sold the sales price is not disclosed. Trulia requires a sold price when you mark a home sold, this why you are not seeing any properties sold on Trulia. If you like, you can go to my website and see a detailed market report for Branson, just go to www.moving2branson.com/Web/AR416028/CustomContent/index/5077939 and pick the April newsletter. I would also recommend you contact a local REALTOR who can assist you in your relocation. A local REALTOR knows the market and can help you find the right property at the right price. I would be more than happy to help you in anyway; you can reach me at 417-231-3229.... more
Well I had a client that had a 4x4 driveway as well and I couldn't figure out how they got her double wide manufactured to the top. When I asked the woman she said that they brought a dozer in and just leveled off a path and towed the double wide with the dozer to the top.
Branson (Tri-Lakes area) and Lake of the Ozarks are vastly different areas. Both lake areas look similar, however, Lake of the Ozarks is not a Corp of Engineers lake, and does have direct access to the lake if you own waterfront property. Elevation 660 is where the water touches the land, and that elevation is usually you back property line. You own private dock is permitted by Ameren UE which is the electrical generation entity that runs Bagnell Dam. Lots of waterfront condos here, as well as many private second residences. Only about 10% year round occupancy. Big boats and power boats on the weekends, so most fishing is done during the week. A great location for year-round living.
