Kristy, you need to sit down with a good lender and go over everything. Someone may give you advice that seems good to them but will hurt you. For instance, someone may tell you to close out or reduce the amount of credit cards you have and it may be a bad idea. Some unpaid amounts showing up on your credit may have to be paid prior to closing, some don't. Some debt, in certain instances, can actually be paid by the seller. Find a good agent or find a good lender and sit down and have a plan. If you don't know of any, look at some of the profiles of agents on Trulia that work in your area and contact them. Did it show some old reportings that said you still owe them?
Did it show creditors whom you are slow paying?
Did it show accounts that you owe more than your LIMIT?
Did it show people that gave you bad marks because you owe them money?
