The Wesley Chapel area is growing rapidly, unfortunately faster than the county can maintain the road construction improvements to handle this growth. This will be a great area with easy access to I-75 and the new mall. We work this area heavily and have seen that being East of I-75 can currently be difficult since the road improvements are slow in coming. A few clients of mine are moving out of Wesley Chapel - East of I-75, since the traffic is too much to bear at this moment.
The County has the plans for the new roads to reduce this current congestion, though due to the market downturn and a couple of major community projects, stating how much time is needed, is questionable.
Wesley Chapel has good potential and the pricing is the best in the area, though you will have to withstand the growing pains of development and the County's slow progress for the road improvements.
The side of Wesley Chapel - West of I-75 is better and Land O Lakes already has the road improvement done. The Mall is the large attraction to this area. The Mall is still under construction.
The schools here is Florida, as a whole, are under immense pressure, though Pasco county has been progressing with their plan of building new schools. This does come at the County's own pace.
