Richard you would be better off to hire a listing broker who is expereinced in short sales that can assist you. A short sale is a big enough challenge with an experienced gent bevrmind taking it on yourself, buyer brokers are unlikely to bring a buyer to a short sale that is not handles by an experienced short sale agent and professional negotiator.
Having 1 agent working 100% for you is better than 10 agents giving you 10% of their efforts.

Depends on the house - what is your Realtor telling you? DO you have a large targfet market. All markets are local, so ask your Realtor what's typical in your area. Determining factors these days are the condition, the location, and the price, the price, the price. Did I mention price? It's definitely time to take a good hard look at what's sold recently, and your current competition, and evaluate your property against them. Your listing agent should have that data available. You might also tour some of the competition to see for yourself what your potential buyers are seeing. To sell, your home needs to be the best value in it's market - lowest price for equivalent or better features, priced to overcome any disadvantages that you can't fix. Best of luck!
