You mentioned the funds you have available and the income also that you have no debt all good but how is your credit. You should have no problem getting a mortgage but that all depends on how much you want and your credit. with 140k down @ 20 % thats close to 700,000 but $3000 INCOME WILL NOT SUPPORT that note so you will not look for something in that price range. Your credit will reflect in your payment the rate you will get will raise or lower your payment. Based on your abillity to make payments you could look in the $400000 dollar range and not have to use all your downpayment money.
