Welcome to New York! Most landlords will consider a range of information on you including previous landlord references, employment, income, and assets in the bank. Some will substitute larger security deposits or pre-paid rent for lack of security, especially individual owners of condo units (rather than large management companies for instance). There are possibilities out there for you depending on what kind of overall picture we're talking about, I can help if you need me. Best of luck in any case! Hi Harris,
How are you? Hope things are going well with your roommate search. I see you asked this question last week so perhaps you found someone already. If you have not, please feel free to contact me because I'm currently working with a client who needs an apartment but can't afford the rent for a nice one bedroom on her own. She is mature, has good credit, secure job, etc... She's open to sharing a 2 bedroom with a roommate to save money so I'd be glad to introduce the two of you so you can see if it's a good fit.
Looking forward,
Christine Gordon

This smells suspiciously like a scam... If this is the one I'm thinking of, the "landlord" ask for financial information and your Social Security number after your first email, expect you to wire or overnight certified checks, and says they'll overnight you keys on receipt of all moneys. If it sounds too good to be true, it probably is!
Best of luck in your search!

I suggest you stay put or look into a city in Florida. You will have sticker shock on the upper. east side. Do not consider the UES until your financial situation improves.
In New York City there are people looking for apartments throughout the year. However, while there is demand for rental units all year long, that demand is not spread out evenly over the entire year. We have just entered the slowest season which normally lasts until February. It will probably seem difficult relative to the spring and summer because there are fewer people in need of an apartment at this time of year. Apartments that are priced to current market conditions and are in move-in conditiion do rent at any time of year. In choosing a broker, it is important that you select someone who is not only experienced in the rental market, but also understands how to appropriately market apartments according to the season.... more
Hi Francis,
Bad credit can be a stumbling block in trying to rent an apartment here in Manhattan but it's not totally impossible. Your budget is certainly tight if you're actually expecting a 2bdrm but a 1bdrm is certainly do-able uptown in the Heights. I would be glad to assist.

Hi Nikki,
I have some very nice cat-friendly studios available between $1700-$1800 south of 78th Street. Just an FYI though... Landlords are generally not open to a rent reduction if you offer to pay advance rent. Actually, they're not permitted to receive more than the standard 1st month + 1 month security on a rent stabilized unit. All the best to you :-)

Hi Khristina,
It's not that easy to find an apartment for $1000 or less in Harlem but good deals do exist so it's not totally impossible. Having "no credit" is better than having "bad credit" so as long as you have a combined household income of at least $40,000 which you can each document with an employment letter, pay stubs, W2's & tax returns then you can still get an apartment.
