First I would start with the condo board...you must have one of those. Demand to see how the money is being spent/dispersed. Make sure the fee is being spent efficiently. Your thinking is correct. The best time to close is Nov.-Dec. You will begin to receive rental checks in Jan. and they will continue all Spring. Cleaning will cost you $75+ each Saturday. Central air is probably the best investment you can make. It can add $200.+/week to your rentals. Paying for itself in a short time.
I would have to see the property to give you a weekly rate and guestimates for insurance. You will need a total property package Liability/Fire/Flood. Make sure it includes interior coverage, you might have to add that.

Hi, I don't actually sell in Ocean City but I did live there in the past. There have been many improvements to help with flooding in Ocean City. I wouldn't say it floods often but that area can see flooding occasionally. The highest and driest area is Asbury Ave.. For the past 5 years or so if other area are impassable, you can always drive up Asbury Ave. in the center of the road. Hope this helps.... more
