Its not the marshland you need to worry about as much as the flooding. Monmouth Beach is a great town but much of it is prone to flooding when the river rises during heavy storms. I would try to stay away from homes within 2 blocks of the river. Other than flooding, marshes do have critters (rodents) but that's really not usually an issue.... more
Many of the home inspections I see are multiple pages of topics or questions and the answers are filled out during the inspection. What I hate are the inspectors that cause more questions than they answer. Reading in a report that there are shingles missing mean a roofer is needed and more times than I can recall the roofer gets on the roof and reports no shingles missing. Some reports I read HVAC looks old and may soon need replacing. Or HVAC looks old, I suggest contacting a HVAC contractor to inspect or that they could not inspect the tool and hot tub and suggest we contact a pool contractor. My latest problems have been with inspectors with moisture meters and there total inability to read and use them correctly. Being mostly oceanfront homes in my market this comes up more and more.
Unfortunately, there is no conventional response to the asking price of any home in any area of the United States that I know of. Your response should be based on what you (with some help from your agent) believe the house is worth. Within any market, there will be overpriced homes, well priced homes and, perhaps, homes that have been under priced by motivated sellers. Your response will depend on which of these possibilities is the case.
You should be able to figure out if the home is correctly priced by looking at other homes that sold recently in the same area. Your agent can help you determine how the price of the home you on which you are bidding compares to recently sold homes. This is a bit of a tricky process since you will probably find no homes that are exactly the same as the one that interests you.

In the last eleven years the beachFRONT land has been gobbled up by condos and townhouses. There is just not much true beachfront left. Most of the houses in lovely Monmouth Beach actually sit across busy Ocean Avenue from the beach.
I used to live 4 houses down from this house - there are condos where i lived now, too. Call me if you'd like to have a strong negotiator work for you, but there's one thing for sure, the dirt is worth the bulk of the asking price. How much? Call me ;-)... more
