Im not sure about any NEW regulations. However if you are going to buy and sell in 2010 you should do a 1031 exchange and pay no capital gains. You have restrictions on purchase as it must be a like kind exchange. If you would like I can refer you to an Exchange Company in Boston who can run the scenarios with you. The average days on market for all condos currently "under contract" in Brookline is 74 days. I would say, though, that if you are competitively priced you can expect to have an accepted offer within 30 days. Keep in mind that once you have an accepted offer, banks take a minimum of 30-45 days to close on loans these days.... more
