My biggest advice with foreclosures is to see past them being great prices and think in terms of potential future value. A lot of people are making the mistake of seeing foreclosures just in terms of their low price tags - as a steal / deal - but what really matters - outside of the condition of the property - is the surrounding area. Before you consider buying a foreclosure I would have either your buyers agent or yourself look into how many foreclosures have sold or are on the market in that specific town (and even neighborhood) as well as short sales. Areas flooded with foreclosures and short sales are going to take more than 3 years to rebound and that will keep the value of the property you are considering low as well.
In the last year 871 single families have sold in Worcester and the median price is $200,000. The average days on market is 143 days and the sale price to original price ratio is 89 (meaning properties are seeing discounts of 11%). Most of the sale activity is happening in the $150,000-200,000 price range.
Again, before you jump in to what might look like a great "deal" you or your buyers agent should do some real digging on the property and the foreclosure/short sale market in that town.
