Any tips on what neighborhoods to look at or?

Answer by Elizabeth Hobbs: I live in carefree and i am also liking the pull to the historic - i am also looking at this type of home - and i am really like a couple types of nighborhoods within these neighborhoods mentioned . you will find the really hot historic neighborhoods dont have a ton of sales signs - their owners stay for a long time - many of the big name historic neighborhoods have spreadout so that they encompass areas not of which they were really meant to. its obvious because these parts have a ton of sales signs and have one nice house redone and one that is shoddy - or worse one on a block done, in this market we dont have to settle for that. loook the the great historic neighborhood niches . when you find a street you like ike drive it and keep reserching it for sales bc they dont last and sometimes you have to work deals with owners to get them. i have tried to give you some of my niches here - just remember dont settle right now - you can work a deal to get your dream home

in central corridor - 7th and central
i really like royal palm area - great central park in the middle
northview st and central is interesting too

i used to really like arcadia but i am sort of over it - i think right now there are too many homes there next to junk in some cases. but there are some really really classy streets that are just beautiful and i think define arcadia for me like exeter west of 68th. huge huge lots in the middle of scottsdale.
we like also the area around the phoenix country club - houses around the perimeter of club - all built in 50s most redone - all customs of their time so large and with some unique features - and remodels. so not totally dated

in the enanto area - a really great street to check out is palmcroft se nw / verde pricey but fun to drive around -

okay another area we like a lot is i dont know what to call it we call it lincoln heights - exit northern go to lincoln way and start going up the incline -like you are going hike squaw peak i guess - or maybe like you are going to park and look at sunset - there are of interesting homes there with great views and are what basically sort claissic styles - many residents used to go up to this area to neck - but its just beautiful and great freeway acess but far enough up to not have noise.

good luck and do not settle
do not get in a bidding war
do not be embarrassed at any offer
you would be surpized
a house that we looked at 6 months at 1m is now listed 600k

what is the average length of time a residential property is on the market in Cave Creek,?

Answer by Elizabeth Hobbs: hi - i just sold a home in cave creek - it took forever !!!!! appraised orig at 1.05m and had to sell at 860k. plus this is the sad part took over a year. brand new home never lived in top of the line everything on a course too. good luck sorry for bad news but if you price low might get more interest - i lowered and lowered until i finally listed at 899 and got the price i sold at. people want deals out there!!!!! so once you sell put your money into another one so you get the oppty lost in selling now. good luck
