I do suggest a broker over a bank because a bank is going to show you only what is in that banks portfolio whereas a broker will have the ability to show you that bank's portfolio as well as others to choose from. If you need the name and number of a local broker just email or call me.

Woodstock complex in Alameda

Answer by Chuck & Nancy Bianchi: Troy is right. The National Cooperative Bank (NCB) (866) 622-6446 X3425 is the only lender that lends on the co-op that I am aware of.
I've been told that a local credit union also is able to but have never confirmed that rumor.

Can anyone give information on the condition of this property?

Answer by Chuck & Nancy Bianchi: It's an REO and they were reviewing offers Monday at noon, they had an offer already Sunday

How do I determine the value of my current home?

Answer by Chuck & Nancy Bianchi: Ask your realtor to do a comparative market analysis for you. You can list it at whatever price you decide but be prepared to lower the price inside of 2 weeks if there is no activity. By activity I don't mean showings, I mean offers on the table.

What are the tax implications of buying real estate in California?

Answer by Chuck & Nancy Bianchi: Property taxes are approximately assessed at .0121 X purchase price. There are also no average amount of showings to a buyer either a first timer such as you or an experienced buyer. Period.. It takes what it takes until YOU are happy putting an offer in on a home.

Is this property in the Lum or the Franklin school district?

Answer by Chuck & Nancy Bianchi: You really should call the school district to verify. No agent in this city, that knows this city will ever state that buying a home falls into one school area or another. If you bought under the premise that your children would attend a school close to the home you purchased and you find out that school does not have an available seat(s) and you have to send your children to another school your going to be very unhappy.
