First things first.. if you don&amp;#039;t want to wait up to 6 months to complete the transaction, stay way from short sales... second you can get a great deal in a short sale but the rules are different. &#13;
1. multiple offers can and may be submitted to the lender and if your not the best one you will be out.&#13;
2. not all real estate agents do short sales the same or are prolific at it. These are relatively new types of transactions and they do take some practice. &#13;
3. they take time. Most short sales take a fair amount of time. If you can&amp;#039;t wait don&amp;#039;t do one. &#13;
4. the shorted lender may not approve the price or terms.. Seller may not accept lenders conditions of terms.&#13;
The reason why these homes are priced so well is because they have to be at a great value to keep the buyer committed. &#13;
The Bergamini Group has an 89% close rate from the listing side. &#13;
The ball is in their court.. you can cancel at anytime if the short sale addendum was used correctly. &#13;

You will find more than just homes that are foreclosed you will find homes that you like and can afford. I am surprised that buyer&amp;#039;s still think the best and only deal is that from a bank. This is not always true.. &#13;

The best way to get condition is to hire a Buyer&amp;#039;s agent and go inside. &#13;
The public auctions that I have been to have not been &amp;#039;true&amp;#039; auctions they are usually contingent upon the lender accepting highest  bid after the auction is over if the highest bid is not accepted the property is not sold, and may go back up on the action block or back on the MLS. Either way you need to have representation. &#13;

First thing you need to know is that this home is priced well below fair market. What that means to you is that there should be a lot of interest in the home (offers). The only way to know this is to ask the agent that has it listed. The only problem with this method of Short-sale is that the bank may come back much higher than asking. &#13;
We just closed 4 short-sales this month. &#13;
