Trulia is a networking website, however 90% of the content consists of agents trying to win over prospective clients by responding to their questions.

To solicit other agents for investors with capital in this market is a little narrow minded don't you think? Most of us are working very hard to get what business we can. Why would any agent want to hand over such a client to you? If this is your networking plan to gain buisness then who is really the stupid one here??

I apologize for my smart a*% comment it was a bit harsh.

I will let the responses to your request dictate it's validity. Good Luck!

I am an agent that is looking for an investor with capital for REO refurbs.

Answer by James Dudley: Oh gheez!

This means that the listing broker holds the earnest money deposit and it must be certified funds.

Fayetteville is a nice area and the friends I have there are very happy and have been so for many years.

Just be aware of the school dist. when considering this area and choose the best dist. for resale purposes.

If you are not working with an agent feel free to contact me and I can get you connected with one of the top agents in that area. Do you think they are going to tell you how great, wonderful, and what good shape their home was in before it was taken from them?

Not a good idea. If you are interested in the property then you should get an independent evaluation of the home and not information from the disgruntled previous owner.

I'm an agent that is considering starting to sell REO property. Anybody willing to share what is involved with doing this? Kind of a brief

Answer by James Dudley: Ginger,

First of all you are trying to get into the REO game a little late. Everyone has been trying to jump in this area since the market went bust. Most banks are not considering hiring new REO agents at this time and if they are they have a list of agents waiting in line.

Consider working with an established agent to learn the biz. You can also look for other opportunities like HUD homes.

You can offer anything you like, but the seller may not like it.

The best way to determine value is to use a realtor and get a market report on the area that provides you with the sales data.

This will help you define a offer price that will be a good deal for you and not offensive to the seller.

Where is the niche to provide real estate services that do no require a real estate license in GA.?

Answer by James Dudley: Ken answered your question the best.

Most people want a garage to store their car and other items in. If not done property this could also prevent your home from qualifying for FHA and VA loans. Harbor club is a nice community. It probably ranks in the middle as far as golf communities go in the sinclair/oconee lake area.

I have never worked with him, but I have a Wells Fargo Contact that is very good with these loans that I have worked with on many deals.

Regardless of Johnathan Blackwell's marketing he can only work within the lending guidelines. This way you have a lease agreement for two years to help establish your credit and payment history again. If so how do I find out which Bank owns this property 1478 Dylan Chase Marietta, 30066.

Answer by James Dudley: This property is available for sale, but as Matthew stated RealtyTrac is usually not a valid source for properties for sale. They thrive more on getting people to sign up for their foreclosure list.

Now that this property is listed you cannot deal direct with the bank. You will have to negotiate through the banks listing company.

It's not a sales pitch to get you to use a realtor, but you are better off having a realtor negotiate these deals for you unless you are a seasoned real estate purchaser. I'm familiar with this area and would be happy to assist you. In addition my wife is a real estate attorney.
