I am sorry to hear that your calls are not getting returned.  Do you have a writen Buyer-Broker agreement with this agent?  If so you may be wedded to your agent.  If not I would put them on notice to withdraw your offer (in writing) and them secure a Realtor to represent you. First off I would connect with a reputable lender and have them run your credit report.  Ask them to consult with you to give you a sense of direction to increase your credit score.  Some may be simple fixes and others may need time to eliminate lates, bankruptcies and collection accounts.  This will all depend on what needs to be cleaned up. Since your loan is taking longer did you ask for an extension in writing?  Have you removed your contingencies? I would ask your Realtor to do comps for you as to what the price point is in the neighborhood including ones with upgrades.  It would as if there is a large disparity in pricing.  What one is asking is not necessarily what it will sell for. Are you looking for a custom builder.  If so you may want to check with a local architect, realtor or title company for a referral. In Bay Area most of our open houses are being advertised on craigslist or on HomesOpenToday.com.  Both of these are producing quite a bit of activity. It is really going to depend on your credit score and how the lender views your overall picture.  I am sorry there is not a for sure answer.  Usually lender are not to thrilled to write a new loan on a borrower who has recently foreclosed.
