    Mortgages are alot harder to get these days, most of the homes I'm selling right now in that part of the county are priced fro $250k-$350k, it's alot of first time home owners, police, fireman, people that aren't worried about losing their job.  I just bought a condo in New Windsor off of rt 300 that I'm renovating, that was a foreclosure that I picked up for $120k, my first home, I gutted it and I'm renovating it right now, still haven't moved in.  Anyway, I'm friends with your agent Mary and you are in excellent hands, it's just a really tough market for a home in any price range.  &#13;

I don't recommend buying in a neighborhood with "a high police presence" but you can find some nice investments just outside of those areas, always remember to drive through the area a couple of different times throughout the day just to see what the area is like.  check out HudsonValleyInvestors.com as well for deals that aren't listed in the MLS, and to look in the MLS you can check out my site at OrangeAndRocklandHomes.com&#13;

   what your seeing is pictures of a property that was renovated and resold for around $222k and was originally bought for $89k.  Trulia is showing the after pictures but showing the before price so don't be fooled.  If you'd like some up to date house listings for orange, rockland, ulster , or sullivan counties go to http://www.OrangeAndRocklandHomes.com, you can save search criteria and whenever somethin gnew comes on the market that meets your criteria, you get an email about that property. Because of the are your in, I'm sure it would have be a little different.  I'm not even sure if you guys are allowed to put for sale signs on peoples houses down there.  The company I work for gives me a lot of freedom which is really important for me as I'm very creative in my marketing. There was a lis Pendens filed against Daniel Byrons at 41 Lake Claire drive showing the original mortgage being $75k on 2008-04-24.  Realtytrac usually runs late with the preforeclosures, but I don't think this is it either.  If you want a list of owners mailing address for everyone that lives on that road let me know and you can send letters to them saying you want to buy a house on claire drive.  You would probably be dealing with the owner directly, give me a buzz and I can give3 you some pointers.'&#13;

  you want to find out what the home will be worth after its reapaired, take 30% off of that, then subtract what it's going to cost to fix it, that's the most(MAO) you should offer them, make sure you start lower than that too. Let me know if you have any other questions.&#13;

   What you want to do is hae the agent your working with pull up all the recent sales of homes between about 1200 and 1650 square feet that were in really good condition to give you a good idea of what the home is worth.  Also if you have your agent print you up a map of where those homes are on a map will also help.  These are also the same homes that an appraiser will be looking at when they do the appraisal for your morgage on the home.    I'm not just a realtor, I'm also a real estate investor .  Ar you looking for a bargain that you can flip?  Are you looking for something nice that you can move into?  I use alot of the "We Buy Houses" signss, letters, and postcards.  If you'd like to contact me I can give you a sample letter if your looking for a specific home thats not listed.  If it's listed, I can get you in to see it without any problems.  Do you have financing set up already?  Alot of the home that investors buy require cash, which means you'll have to borrow hard money or go to a private lender.  Anyway, If you'll sit down with me sometime I'll give you one of the best books a real esatte investor can own and answer your questions for you.&#13;

   That home was pretty much gone the day it came on the market.  People find out about home like that first because they get set up to receive automatic email updates on a daily basis, screen their mail daily, and can react swiftly when a bargain does come on the market.  If you want to leave me you contact info it would only take me a couple of minutes to have you set up so you get notification sent to you straight out of the local Multiple listing system instead of a third party site.&#13;
