I did feel that the seller's agent was not working in my best interest, and since this is my first time buying a home, I would appreciate having a buyer's agent on "my side". I had many questions about the condo, which were never answered. Also, the kitchen would need to be completely torn down and renovated, which would cost a considerable amount, and would ultimately make this a much bigger project than I can probably handle on my own.

Do I need a buyer's broker?

Answer by Firefly4164: Once again thank you everybody for your input. From the research I have done, Queens is a whole different animal from Manhattan when it comes to real estate. The broker's office is very small, and the agent has agreed to represent me as a duel agency. I've already put an offer in, so will see what they come back with.

Do I need a buyer's broker?

Answer by Firefly4164: Thank you everyone for your replies. I should add that this condo is in Astoria, Queens, in an older building. I know the area well as I live practically next door to the building this condo is in. I have done a lot of research and know what other 1 bedrooms in this building and surrounding area have sold for in the past year, so I know how much I want to offer, and what my max # is.

The seller's agent will not co-broke this apartment, so my option is to either proceed without a buyer's agent, or wait until another similar apartment at this price comes along. There are very few available at this price, and I feel it is a great deal compared to everything else I've seen.
