Orr service is free and with no obligation to get you the list.  Our agent is hoping that if you find a ohouse you like on the list you will consider using them as your agent.&#13;

I would be happy to get you the list of foreclosures in Mayes county, which should include any homes in Pryor.&#13;

It could be true of that person's home or neighborhood.  It could be true of a house you sell next year.  But not quite 10% in MIssoula right now.&#13;

As a general example, if you sold a home in the Missoula Urban area bought in Aug. 2007 and the home sold right now, it is down by an average of $13,400, about 6%.  &#13;
&#13;
Which also means buying a home becomes cheaper in Missoula this year than last year by about $13K and more in other areas.&#13;
&#13;
For example, someone planning to sell thier Missoula home and relocate to a Michigan area would find that the prices have fallen in that area much farther and will see their money go further.&#13;
&#13;
We didn't see the extreme rise of prices and won't have an extreme fall.  There has been a gradual increase over 10 years but in Missoula right now it has been going down overall.&#13;

What you are looking for is a lease to own list of properties.  Investors will buy homes for qualified buyers and allow you lease to own.&#13;

I like Trulia simply because it is a vertical search engine, however what I have found in my experience is that consumers in Canada respond to direct internet advertising.  If you are new to internet advertising Trulia is a good place to start targeting the areas, markets, or demographics that you would like to capture.&#13;

Prices vary depending on needs, but there is a wide variety of properties available to suit any buyer.  The market has been doing well compared to the rest of the country and is one of the best markets in the state.  Montana in general has not been as affected by the recent changes in the market, and properties values continue to increase.&#13;

Bozeman itself is a growing city (in Montana a city is 40,000), and average home sales are around $210K.&#13;
&#13;
For retirement purposes there are several communities around Bozeman to consider such as: Belgrade, Three Forks, or Livingston.  &#13;
&#13;
Depending on your lifestyle you could always look around Gallatin Gateway, Ennis, and of course Big Sky.  &#13;

Land is ripe for development, and lots of builders are working constantly, especially in Big Sky.&#13;
