I have a few questions you said you currently own another home? If you currently own one home and bought it as your primary you may have an issue with buying the next one. The best thing to do is call my mortgage guru Dale Biaggi he works for land home and run the full situation by him and he will beable to guide you on what to do.&#13;

Good Luck to you! Try and learn as much as you can. Take classes and try to read and ask tons of questions so you can get better educated on the feild. There are some great agents out there that won't mind giving you guidance.. But in every feild you have some nasty ones that only care about the money and trying to get it anyway they can. I know everyone has been telling you to strip the wallpaper. There maybe other things that you can do to make it look more pleasant without having to spend the extra money and also all the work involved in removing wallpaper. &#13;
Depending on how it was installed you may have to skim coat the walls do to the person who installed it may have never prepared the walls to properly install the wallpaper in the first place.  &#13;

You didn't mention if the house iscurrently paid off?  Also if you currently own a home or do you rent? If the house is currently paid off or even if it has a small note on it. If you rented it out that could bring you in extra income monthly.  It now becomes a great  investment property that kind of pays for itself and gives you some extra money each month. Not to mention a great tax right off. If it was me I would rent it out and not sell. I would hold on to it. &#13;

First off I would get any home that I was thinking about buying appraised. If you don't how would you know if your getting a fair deal. I would also have an inspection done. If you are paying cash maybe you could work something out with the seller for them to pay all or some of your closing cost. If your not that lucky closing cost are usually 3% of the asking price.&#13;

Most real estate agents will come to the property and look at your home. At that point they will go off of the condition of your home from that point when they give you an asking price range. They may give you suggestions on what you should do to your home. Most agents will not feel comfortable telling you what you need to do to get  top price for your home. That is where a Home Stager comes in. &#13;
If you are talking about anything more then decluttering I would suggest you look on the Home Staging site (ASP) to find someone in your area that can really pinpoint what you can do to improve your home and get it into showcase condition. &#13;
&#13;
Then once the agent comes in to talk to you about price they will not know what the house looked like before the home had it's transformation. Then they will tell you what's a good price you should list your home at. &#13;
