FACT: Your mortgage broker does need an address for underwriting. HOWEVER................&#13;
That address should come from the CONTRACT OF SALE. If you don&amp;#039;t have a contract.....&#13;
DON&amp;#039;T SUBMIT JUST ANY ADDRESS. You might do more harm than good.&#13;
&#13;
I would strongly recommend the use of a THIRD-PARTY REALTOR that is working in your best interests.&#13;
&#13;

There can be two answers to your excellent question.&#13;
&#13;
1. When pricing a home for sale, APPRAISED VALUE should have little to do with the initial listing price. SERIOUS Home Sellers should price ahead of the market in an effort to experience a quick sale.&#13;
&#13;
2. MARKET VALUE does not equate to APPRAISED VALUE. In this current market, most buyers are very nervous about paying full list price for a home. If your LIST PRICE = APPRIASED VALUE and that LIST PRICE isn't ahead of the market.... A HOME SELLER could experience a frustrating sales process.&#13;

3 Years of Experience&#13;

Hopefully, this will help to answer some of your questions about real estate and necessary utilities in our area. $500.40 was the 2008 "full year resident real estate tax" paid on this property. Since I'm not the owner of this property, this would only be a guesstimate.&#13;

Water, sewer, electric and natural gas would run in the $225 - 275/month. Of course, there are several factors that would impact those numbers. Hence, that is truly a guess.&#13;
