When pricing a home for sale, APPRAISED VALUE should have little to do with the initial listing price. SERIOUS Home Sellers should price ahead of the market in an effort to experience a quick sale. 2. MARKET VALUE does not equate to APPRAISED VALUE. In this current market, most buyers are very nervous about paying full list price for a home. If your LIST PRICE = APPRIASED VALUE and that LIST PRICE isn't ahead of the market....
