I have high hopes for Spokane, in this down market we are still predicted to go up at least 4% this year.  The South Hill is a gorgeous area to the direct South of the downtown area.  It's a very Norman Rockwell Area with huge older tree lined streets and cool older homes.  With it's charm and central location, this area is a bit pricier with homes ranging from 190k and up.    The Northside has many nice neighborhoods, not as many trees, and your average home was built in the 1950's and newer the farther North you go.  You can get a nice Rancher in this area from 175k and up to 250k homes.  The Valley is typical for larger lots and somewhat more affordable housing(larger yards, mature trees).   There are many pockets of nice homes all around Spokane so it really depends on what you like.  You can get a good idea of what you'll find for the money from my mapping search on my website. As a builders wife and a member of the Spokane Home Builders Association, I tend to get the inside scoop from builders here in Spokane. The last builders meeting that we had, one of the big builders was expressing a concern for a shortage of new construction over the next year here in Spokane, especially in affordable new construction. Spokane is basically an anomaly compared to other cities on the West side of the country. We do not have a huge inventory of new construction and our prices are not coming down, they are holding nicely and even projected to go up at least 4% over the next year. I do specialize in new construction and can help you find that perfect area, give you online access to all of the new construction available right now and planned to be built in the future, help you with finding a floor plan and costs of building that perfect home as a custom, and answer any other questions you might have about new construction here in Spokane.
