You don&amp;#039;t say why your credit won&amp;#039;t allow you to get a loan, but if there are some issues with your credit, you may have a difficult time doing a lease option. Anyone that is looking to lease out their property or is willing to do a lease option is going to want to see a credit report from you. I am pulling the inventory right now...there&amp;#039;s not a lot that fits your bill, there is one on Linden new tuscan construction but they are asking $45,000 per month and it&amp;#039;s 13,000 feet...there is also one on beverly but not in the flats for $20,000. As Emily said, the property was sold in May of last year. Sometimes the listings are put up by another party or the listing agent and they may have forgotten to post that it was sold. Public records may not have caught up with the actual property. You can go to the department of building and safety and pull the permits or as Richard pointed out hire a company that will pull the permits for you. I think that Permit Pullers may be out of business, but I can&amp;#039;t say for sure. Good Luck...&#13;

The property is a preforeclosure and  Realty Trak was advertising it, but you need to pay a fee to get more information regarding the property.  The property is in Beverly Hills, I would have to do more research to find more information. If you would like to let me know what you are looking for, I will try to help you, but this listing is basically a come on to get you to sign up for the Realty Trak service, which is information any realtor can also get you for free. There will be more REO&amp;#039;s out, but there are plenty out there now as well. The reason you probably aren&amp;#039;t seeing that many is that in this price range, there are many more buyers than there are properties. Almost everything in this price range is going out within a few days of being on the market and usually with multiple offers. You&amp;#039;ll want to check the health of the building&amp;#039;s association as some of the condo&amp;#039;s that have had a lot of REO&amp;#039;s and short sales may not have a healthy balance sheet (reserves and funding). Are you working with an agent? If not, it would be a good idea to have an agent work with you rather than trying to call the listing agent directly. Many of the REO listing agents are overwhelmed by the number of listings they have as well as the multiple offers coming in and they may not get back to you. Find a good agent and be prepared to keep submitting offers...you&amp;#039;ll get something. Feel free to contact me if you would like more information.&#13;

If you are south of the blvd in the hills you should absolutely do a geological survey, if you are in the flats, then you might want to see what your general inspector recommends. The inspector may see signs of structural or geological issues, or may not. I live in the area, in the flats, and haven't seen many issues, aside from mostly chimney's having problems after the 1994 earthquake. But your inspector will be able to guide you much better, as well as your realtor. Best of luck to you.&#13;

I would love to help you with the process of purchasing a foreclosure or a regular sale. The biggest difference in purchasing a foreclosure is that the owner is now a bank and they have no previous knowledge about the property. It is very important that you do your due diligence and have the property inspected thoroughly, since you will not be getting the normal seller's disclosures regarding things they may know about the property. &#13;

Why don't you speak with a lender before ruling out purchasing, and secondly, you might want to consider some other areas that might not be as expensive as Beverly Hills or Bel-Air. Congratulations on having such a great job, and wanting to buy your first home. I agree that buying would be a better option if you can afford it, and now is a great time to buy. You don't indicate if you have a down payment saved up, so its hard to know if you would be able to afford and qualify for a home in the $2-3 million range. The first thing you need to do is speak with a lender. They can run your credit and check your debt to income ratios etc. There are numerous calculators online that can you give you an idea as to whether you would qualify, but without speaking to a lender, its hard to know if in fact you will qualify. &#13;

If she's rude to you and she's rude to other agents, that should give you an indication that perhaps she isn't the right agent for you. I try to avoid people who aren't curteous and professional. Sometimes you don't have a choice as an agent, but as the client you absolutely have a choice. I would interview other agents and see how you feel about their professionalism and style and whether it meshes with you. Best of luck!&#13;
