Good question.  I am a broker/owner and I have 60 great agent's selling for me. You should interview a couple of agents and then just work with the one you feel is the most professional and that you are comfortable with.  Agents work to make a commission on a sale and usally the seller pay's their fee.  Interview question. How many years have you been in real estate? Are you a Broker?  What do you speacialize in?  Are you a buyer's agent or listing agent?  Will you work for me as a single agent or a transaction agent?  How many home's do you average selling each year?   This should help you find the right agent. and search all of them.  It will ask you to sign up but it is free for 7 days.  You can also look in our Emerald Coast MLS on my other web site www.gosouthernhome.com and it will give you the ones that are listed with any broker. I would be glad to help you find the right home. If you are within 1000 yard of the beach there is state insurance that is priced less.  Private Insurance depends on when your home was built and there are discounts for newer homes that have the new building codes.  I have a $500k home in Bluewater Bay, Niceville and it runs me about $2,800 year.  I have $250k of FEMA flood insurance and it cost me $300 year.
