Well, for the most part, sellers take their cue from their agent... so it's not what have my sellers said to me, it's what have I said to my sellers. What I say to my sellers is this: (Assuming it's true): "The most likely buyer for your home will come with FHA financing. Expect that to mean that A,B,C about your home may have to be repaired for them to get financing - even if the buyers don't care about that." Then, if we luck out and get multiple offers and we have a choice, the preference is: 1 - cash, 2 - conventional financing, 3 - fha, 4 - va. Of course, type of financing is only one consideration - but very often it is the only one that can't be negotiated.
Although I am not seeing this in my market, I have seen situations where FHA has done an appraisal and it's low and the seller can't sell for that amount... and the FHA appraisal sticks for 6 months so until that time, the rule is - no FHA loans. There are also some anti-flipping rules, but they have been relaxed to allow for fix and flips I believe - I know I haven't had any problems with that for a while.

A normal GA Dream loans should take 45-60 days to close. Once the lender issues their approval, the file then has to be sent to the Department of Community of Affairs. A lot will depend on DCA's turn times once they receive the file.

I guess to start, I wonder why you call it a buyers market and what you think that means. In much of my area I would not call it a buyers market. At the worst of the market - when it WAS a buyers market - it was largely distress properties and they were in terrible shape - but they were a great deal. On the other hand, even then, some people didn't think so... They thought a home that - in 2005/6 was worth $400K, selling in 2008/9 for under $200K in terrible shape was not a good deal... They expected those homes to be available for $50K.
So, it all depends on what you mean, and what your expectations are. Do you have an agent? A good local agent can steer you right.... more
Be thankful some past citizens went to war for our sorry axxes, even though they pretty much had to. Some are in the ground over it. Many survive(d) and should enjoy the weekend with their families. I wonder how many are conservatives, how many progressives looking for a better tomorrow. I'm playing TAPs on Monday morning and later in the day will do my retail thing for the Memorial Day Sale, " Any coupons lady?" Thanks and come again. Nice how we mix national pauses to remember and then crowd the highways to the shore and hold car and retail Sales. Kind of real American of us, isn't it?
And gas is $3.49 at the lowest priced stations. There is a reward for our law-abiding behavior, not protesting the sorry economy, the jobs market, the prospects for new graduates, the mounting debt in every city and county. Every time I get edgy and want to take to the streets, a national holday comes along and I get a new low price for gas so we can drive to the beach. Some of us. Happy holiday everyone! Commissions are a hot topic. Company A says, "I'll do it for less" Company B says, "You get what you pay for" another company tries something else. Commissions are a fact of business; it's how we as agents get paid. Here are a few things to keep in mind as you consider all of your options.
1. A commission is only paid to the listing or selling broker if a deal is agreed to. As brokers we put our money up front in terms of marketing, gas, preparation, etc in anticipation of achieving results.
2. Commissions are competitive. Ask your agent what your competition is offering the buyers agents. If your home is less competitive than others, some agents will not show it or if they do may persuade their clients to offer on other homes where the commission is higher. This may not be appropriate but to deny it happens would also be inappropriate.
3. Paying more or paying less does not guarantee results or savings automatically. There are companies or individuals who "sell low commissions" as a means of earning business. Sometimes a reduced commission can save, but not always. Other companies or individuals infer greater service and charge more, but don't always live up to the concept.
4. A great agent/broker is worth more than just their commission. They will save you more than whatever fee you pay, keep you safe, keep you legal, get you sold in less time and at the top dollar possible.
5. A bad agent/broker will cost you more than just a commission with lost sleep, legal, ethical and moral dilemmas that are entirely avoidable. They may not get your home sold and if they do, following their advice may cost you time and money.
Find the best available agent to represent you and keep track of the buyer's agent and you will do well. I hope this helps.... more
