Kristen, Home Buyer in Warren, MI

Purchased home in Sept. '08. In Jan ' 09 I received a letter fro the city saying that I need city inspection.

I purchased my home in Sept. 2008. I paid for a private inspection. Last week (in January 2009) I received a letter from the city stating that I have 10 days to get a city inspection or move out, due to some code voilations in 2006. I have contacted my agent, but she hasn't heard of this before. The city says that they lost the paperwork so they don't know exactly what the violations were, but they want $200 for them to come into my home and re-inspect.... what should I do??

Kristen, I would go to the city of Warrens municipal offices and talk to them personally. It would seem to me that if they sent you something that stated there were code violations and you needed an inspection for a certificate of occupancy that they should have to produce the documentation.

In the last year I have noticed more homes in the City of Warren that are 'tagged'. All of them have been vacant, whether by foreclosure or the owners simply moving before selling. It appears that when the city inspectors see that they are vacant that they tag them for re-inspection before wanting someone to move in to them.

It has gotten so prevalent that I tell my Warren buyers to expect this to happen and be prepared to have an inspection by the city prior to moving in to their home.

Go in person and ask for the documentation. You would be surprised at how easy it is for one department to misplace paperwork only to have it be found in another department.

Invest the $200 in an attorney and notify the city that all correspondence will be through him/her.

How can they inspect for violations if they don't know what they are?

Before allowing them in, it would be advisable to contact an attorney.
