Typically we don't use pay or quit...... it's just a vacate notice these days. Often you can work out something with the landlord.....ie pay your rent, pay your late fees, etc, but you need to talk with them about it. Chances are your payment and the notice crossed paths. I'd take the notice to them and ask what your status is and if they can give you a letter that now says your current. If you are out of town a lot, you might want to set up an autodraft on your checking account to make an automatic deposit to avoid these situations. This is also our standard practice and we tell tenants straight up that payment is due 5pm on the 1st, there are no warnings or no grace periods, phone calls to check on you, etc, but we post the notice the next day.
