We need a broker who wants to make some money, one who doesn't mind working to sell our home.

We listed with the biggest broker in town and here we sit 8 months later, they brought us one unqualified buyer in 8 months! We want a broker who will work HARD to make a sale!

If you don't mind me asking has your broker provided you with monthly CMA reports telling you what the market is doing in Wilmington? If so where is your list price in comparison? Of course not knowing the particulars of your listing it is hard to comment. I myself do not work in Wilmington but we have some excellent agents in the area. You might need to go with someone that is a little more hungry rather than large. I know little of your particular situation so I would hesitate to comment too much. There are plenty of questions to ask but, you know your home better then anyone else. If you need a referral through our national network I would be glad to help when the listing is available. While you are still listed no one can contact you though (ethics violation) so you would have to contact them. Now we can provide you with the information so that you could do that but, while you still have an agreement with another broker our hands are tied.

I can practice in the Wilmington area but I use a broker there for my listings.

Hi Sharon, there is no doubt that the real estate market is suffering, but with creative marketing, the right price, and good old fashioned hard work, you can always get it sold. It's good talking with you again. Ralph

We have signed with a new broker and we have every confidence that he will sell our home.

So many good answers, it's hard to pick the best.
Firstly, the broker we used apparently 'trolls' Trulia, he sent a terse email to my husband about the question I asked, not very business-like, if you ask me.
I think it matters MORE that WE were disappointed, not he/they.
Everyone is entitled to their opinion and sharing my discontent with that particular firm was not 'wrong' for me to do. Maybe if MORE people commented truthfully about their experiences with brokers/firms they might just get a better response and more 'hands-on' management.
Yes, they brought 40 potential buyers to our front door, but they also failed to follow-up on those who came to see the house a 2nd and even 3rd time and they brought only one offer to the table in almost 8 months.
Enough said.
We have a broker coming over this afternoon, and now that our home is OFF the MLS, I imagine our phone will be ringing off the hook this morning.

If a home has not sold in 60 days, it's either Price, Product, or Pitch. (The marketing.) Did your first Realtor advise you on where to price your home? Did you follow his/he advice? If so....lets's look at the product - your home. Is it clean and neat with good curb apppeal? If so...let's look at pitch - the marketing. Did your Realtor fully utilize the internet, open houses, etc to market your home? If the Price and Product are on target...it comes down to the marketing.

However, no matter how well you market a home, if it's overpriced, it will NOT sell. Good luck!
