How long is "a while" ? If you have had no activity at all in more than a couple weeks, the problem probably is that people perceive the property as so over-priced that it's not worth even a look. If people have been looking, but no offers are coming in, then you probably are over-priced, but not so badly. Also, ther may be some other factor that turns people off once they look. Is the home spotlessly clean, well staged and fanatically tidy? (which is hard to maintain!) Has your agent offered any suggestions for making the property more appealing? If so, have you acted on those suggestions? If not, I suggest you ask your agent what (s)he recommends. I also suggest you ask your agent to do a fresh competitive market analysis, and then re-evaluate your asking price based on the results. Good luck!

Are you on a river? Do you have 3-4 acres? I have a client here in Houston that wants to be in the Hill Country after retirement.

Provide more info about specifically where in the Hill Country, in addition to info about the house, how you are trying to sell it (FSBO or through an agent), price, square footage, etc.
