Which area is better? Fremont, CA or San Jose, CA?

I am looking to purchase a 3 bedroom town home under $600K in the bay area.
Since I work in Mountain View, it seems only Fremont and San Jose has houses within my price range. I have been visiting some new home builders in both areas. But would like to see what others have to say about these two areas.

I truly believe that Fremont is better than San Jose. Of course there are some beautiful areas of San Jose but they are very expensive just as in Mission hills the homes are in the millions.

San Jose has a higher crime rate than Fremont. San Jose is also a very big city compared to Fremont.

Do you have school age children? The Fremont schools are pretty decent but the Mission San Jose schools are the best in California. Here is a clip I found on youtube about the Mission San Jose High School. I have put it on my Fremont blog, here is the link:

Note however that the zones changed recently for that school (some areas now map to Irvington). When that happened, home values dropped 25%.

Cupertino/Los Gatos and South Almaden Valley all have excellent HSs as well.

Go to the greatschools.net website and compare the schools in San Jose and Fremont.

As far as the opinion, of Fremont or San Jose, Fremont is a smaller and younger town then SJ. I would say it’s all case by case, what fits your scenario the best? Do you mind to commute more if you get a better house? Do you have children of the school age? Do you care for the age of the house? Do you need an attached garage? Some more questions for you before your particular scenario can be analyzed.

I think you can get a town house in Mt. View too, in that range. If you like to live in Mt view, this town home that I know off, is band new, 3 bed 2.5 baths with 2 car attached garage. You need a negotiator to bring the price down to your numbers.

There was a show on HGTV that featured home buyers who wanted to buy in San Jose, but found themselves priced out of the market. So they switched gears and looked in Fremeont and Union City, and found a better value in Union City.

Depending on what you're looking for, what your budget is, and your maximum tolerance for commuting, it doesn't hurt to expand your search.

But there are other ways to compare. Here's a link to crime statistics comparing San Jose with Fremont. You can change the cities for other comparisons
