Pricing is extremely important in today's market. However be sure that you feel comfortable with the Realtor you select and the marketing plan that your Realtor prepares for your home. It should include maximum exposure to potential purchasers and area Realtors as well as keeping you informed every step of the way. So to answer your question... The average time on the market will depend upon several things like: condition of the property, location, pricing, market conditions, and marketing. Are you selling a home? Have you been on the market? Is always a factor of pricing and marketing. Price the house so you get visitors. If you have visitors and no contract, take a look at benefits and detractors. Buyers will not accept deficiencies without compensation. Therefore, in this market, the average days on the market is very subjective to each property.

Candace- I am a full time REALTOR in the Greater Fredericksburg Area and agree that pricing is a big factor right now. Houses on the market need to offer the most for their money right now.

The key in this market is pricing... with all of the foreclosures out there- you have to be competitive and show very well- 90-120 days is about average-
