A two part question:

Asked by Candice, 78418 Mon May 19, 2008

How can I get info (preferably on-line) about homes on No.Padre Island that are going into foreclosure? What are the steps I need to take to research/view such homes for possible purchase once they are identified?

You need to contact a local realtor, those homes posted in MLS are real time not a other site that has out dated info. Keep in mind that not all foreclosures are below market value, in order to secure a winning bid there are tips to place the paperwork correctly. A real estate agent can also comp the true value of a home

Dont' purchase a home from a bank, builder, seller, or listing agent unless you have your own realtor who works on your behalf.

With the amount that property values have declined on Padre Island, you may be missing opportunities by only considering foreclosures, which make up only a small percentage of the Padre Island homes for sale. Those few Padre Islanders who find themselves in financial pinchesavoid foreclosure by marketing it with a broker long before they wind up in that [foreclosure] situation. There are many good bargains currently available.

Hi Candice,

You can call Steve Free, my Uncle, at 361.946.3045. He's lived in Corpus Christi all his life and has more than 30 years experience and can help you with all foreclosures, He knows everyone in town!

Are you local to the area? If not, you can have Steve preview them for you and assess whether they are worth moving forward on based on your criteria or not. Then, if you decide to make an offer, you have a 10 day option period where you can have a thorough inspection done which will tell you whether or not you want to continue with the purchase. He can go through all that with you.

Best wishes,
Terri Hayley
