Nancy, Home Buyer in Phoenix, AZ

It has been more than two months since I used a real estate agent to make an offer on a vacant lot. How long?

am I legally obligated to use this agent if I want to place another offer on this lot? The agent never even saw the lot and did everything through e-mail and fax.

Did you sign a buyer/broker agreement? Each state has different law regarding real estate but having a signed agreement is usual proof point. However, if the agent did the home work on the property, sent you comps, wrote an offer for you before(?), they could argue the point of "procuring cause" and ask to be paid a commission offered by the listing broker per the MLS.

I am sure local agents will chime in and offer more local advice.
