Negotiation depend on the list price and sometimes homes are priced exactly where they should sell while other times they could be priced 10-15% higher there is no rule of thumb about how much you should negotiate. Every situation will be different.
I am going to be listing a house in Manalpan, it;s about 30 yrs old, very well kept, 5 bedrooms, its a Bilevel with a huge piece of property, big deck, built in pool. I think it will be priced around 499 - 520,000.
Again, very well maintained and low taxes.

I use to live in Marlboro, in fact I graduated Marlboro HIgh and I have seen tremendous change in that area. New homes were built during the 1980's & 90 and still today. The average price range for Marlboro / Morganville is between 450 and 600, the one good thing about the 3 bedroom homes is they have nice size lots.
