Just as Ray had said Forked River/Lanoka Harbor is a wonderful place to live with a big upside for boaters. The area is well maintained and the school systems are very good. With just a quick search I was able to find 29 waterfront properties ranging from the low $300,000's and the high being in the $1.3 million range. So as you can see there are several properties within various prices that may fit your needs. Another pro to the area is your not far from shopping, entertainment, and Atlantic City. A con if any is the traffic in the summer time. Jersey shore always gets slammed, but as compared to LBI, Pt. Pleasant, or Sea Side it is not that bad. Forked River/Lanoka Harbor is a nice area, non and waterfront homes. Good school systems, straight out the bay to the inlet/ocean. As a boater, I love it here. Cons are Rt. 9 can be very congested in the summertime, but once your here, it is worthwhile.

I agree w/ Patrick about your intended use of the waterfront being a determining factor in decisions. I found 108 SF homes for sale in Lacey, with 47 within Forked River. Volume of units sold YTD this year are behind last years, average days on market are only slightly up over last year. Average sold price has dropped also. Inventory levels are running higher this year than last. The market is favoring buyers.
Because Lacey is further from major cities than other points on the shore, the price points are lower.

The pros of the area is decent taxes, close on/off to the GSP, easy access to the bay (and ocean if your boat can handle that) with great fishing and crabbing spots, close proximity to dining , shopping, and just about everything you may need.
The only cons I can see is the traffic of Route 9 in the area can get a bit congested, but not as bad as other places. Another I can see would be the cost of homeowners and flood insurance, not bad, but can be higher depending on just where you would live.
As Patrick says, there are alot of homes available; many at very reasonable prices and as long as you can qualify for financing, if you need it, you can especially find real bargans now.
