It does have a homeowners association, however, the association fee appears to be around $105/year, which will give you some common area maintenance, and water access. There may be an additional association fee for the Raintree master community, but I am not sure just what that fee may be.
If you are purchasing a home that has an association, the property will most likely be governed by the Property Owners Association Act, which requires that the seller provide to you a complete disclosure package within so many days after a contract has been fully ratified. This disclosure package will include the covenants & restrictions, rules & regulations as well as the current budget, and any association violations of the property. You would then have 3 days to review this package. However, if there is a particular item that you want to make sure you can or can't do in a community with an association, it would be best to make your agent aware of this so that you can research it prior to writing any contract.
