Is a gated community an important consideration for a SFR purchase in Irvine?

Woud it ensure a higher rental income because of this feature?

Absoloutely! I provides some security, but more importantly, there is more of a feeling of a
community where people interact. It isprestigious and very popular. Gated communities generally get higher dollar than non-gated over the years. Irvine is the #1 safest community in the nation this year of cities with a population of more than 100,000. We currently have about 202,000 people and many gated and guard gated communities. I have 28 yrs selling homes in the local community. I live in a gated community as well.

Only if you prefer it. It doesn't affect the rent amount as much in Irvine because it is generally considered a safe area.

If you want to ensure a higher rental income, I would choose a home next to the best schools over gated or non-gated. That will also help with re-sale later on.

Hello Benjamin. The answer depends on whether you are interested in buying in a gated community because of safety or for re-sale value. If it's for safety, Irvine has been widely-recognized as one of the safest communities in America. I also recommend that anyone who is concerned about safety have an alarm system in their own home and not rely upon a community gate to ensure their personal safety as it is not uncommon for those type of gates to malfunction and be left open for hours at a time.

If it is for re-sale value, owning a home in a gated community will definitely make your home more attractive to potential buyers when it comes time to sell your home. There is a definite impression among home buyers that a gated community means exclusivity and some buyers are willing to pay more for a home to live in a more exclusive community.

It depends on the individual. Irvine is always in the top safest cities in the US, so security is not a heavily demanded feature. Some people like the prestige of a gated community, and they want to feel exclusive. Gated communities always have higher HOA dues - either to repair an unmanned gate, or to pay for guards to man the gate. Keep in mind that there are many non-residents who come and go freely through gated communities - newspaper delivery, FedEx, gardeners, housecleaners, etc. Many communities just leave the gates open from 8:00 am to 6:00 pm!

Hi there Benjamin, There are many gated communities in Irvine,l some with automated gate codes, some with Security stations. Irvine is an area that is regarded as a very safe neighborhood. If you are considering one they do offer benefits. I woud recommend an useful site.
A gated community id definitly a personal preference. Many buyers who look at homes in Irvine do prefer the gated community. I work with buyers in this area and this is a common requirement.
So this would lead you to believe it would help with resale value.

There are fabulous gated and NON-gated communities throughout Irvine...I would leave all options open when buying an investment/rental property.

Gated communities hhave lots of amenities that are often reflected in higher association dues....tenants typically DO NOT pay these monthly assessments...you do.

The rule of thumb in Irvine for rent is approx. $800 to $1000 per bedroom on nice clean properties.

It is all about ROI.....and finding the right deal.
