As I have said many times before, RealtyTrac information is at best confusing and at worst downright wrong. The information you see here is not the "sales price" of the home but either the default amount (in other words the missed payments) or the loan amount of the loan that is in default.
In this particular case, the loan that has filed the Notice of Default is not in first position. The Loan amount (which is either in 2nd or 3rd position, the records are not clear) is $31,177 and the amount of back payments due, as of December 4, 2008 were $4,227. In addition to this loan, there is a 1st TD in the amount of $131,000, which may also be in default, although the lender has not filed an NOD on it to date.
This property is not currently listed for sale, nor has it been listed for sale in the past few years. However, if you are interested in similar properties in Hemet, let me know. An associate of mine lives in and specializes in the Hemet area, in addition to being one of the top REO listing agents out there. I would be happy to introduce you to him.
Your home is out there waiting for you. Dare to Dream.
