Depending on how profitable the property is.
Water saving shower heads
Tank less hot-water heater
Water saving toilets.
Front loading washer.
Desert scape front and back.
I bet the guys use more, a lot more.
Have a good plumber inspect the system.
I would say you have more to worry about with the girls then the guys. Of course remembering back to my college days it depends on if they start to do things like; fill up the bed of a pickup for a traveling pool, or to somehow create there own pool, or the dreaded slip and slide. What can I say kids will be kids.

You are very brave, I usually limit the number of occupants in my rental properties. Less liability, less noise, fewer cars, less neighbor complaints, fewer tenant maintenance calls, less people in and out, etc.
Yep, I think you will have more water usage. But 10 kids in one house? Seems a lot to me, I would not want to do othat myself.
As a Realtor in another college town, I have delt with loads of college renters. I agree with Patrick.
1. The girls will use way more water than boys.
2. Invest in low flow shower-heads and faucets, there are low flow toilets and dual flush toilets that will conserve water.
3. Install Xeriscape landscaping (native drought tollerant plants) instead of turf, as it needs minimal water.
You have another option, let them pay for the water bill....
