Anyone heard of Capital Design Group Inc, who built some houses in fulton subdivision watercrest . what is?

the reputation of these builders, are they good above average in atlanta builder list ?

I checked FMLS (the listing service) who has a list of certified builders and they are not listed. This does not mean they are not good nor does it mean you cannot have a problem with someone on the list however it does lead to some creadibility. Best thing is to get some references or even knock on some doors in the neighborhood. Trust me, if someone is not happy with their builder, they will be more than happy to tell you!

There is little to no barrier to entry into the builder field. I would highly recommend an inspection on all homes, especially new construction. Track record is great, but if they are a good builder then it won't matter. Likewise, some of the best builders have off days.

I had Capital Design Homes which is part of Capital Design Group build a house for me in Alpharetta. I found Sima a pleasure to work with. Before spending the kind of money I did, I met with several other builders. I found that most of the "big box" builders simply weren't very flexible with making any changes, i.e. custom. Sima was so professional and knowledgable. Quite impressive actually to find an architect that knows the construction process as well. I never had any issues and actually they were very accommodating of some of my wife's last minute changes! I thought they would have shot us with some of the requests but they simply took them in stride.

Very weird that there are such different impressions of her or the company. My dealings with her and the sales staff was great. Oh, and I did knock on the doors of a couple houses in different communities. I had heard horror stories of dealing with builders so I wanted to be sure. All of the residents I spoke with loved Sima and Capital Design. I would take any customer feedback with a grain of salt. In my experience, very few happy customers write comments, only upset ones. All I can say is I'm a fan!!

Capital Design Group construction people are very rude and mean fellows. They don't have minimum courtesy when they deal with a customer/client. Most of my friends who bought the houses build by them has complaint "roof leak, H VAC failure within first year, cracking floor sound...water leak...etc" They don't do the 1 year inspection as well. They are bunch of Iranian guys in construction business. Buy some where else. Don't waste your money my friend with these people.

I totally agree with Nonurbuziness I also dealt with Sima and it was an awful experience. I also filed with the Better Business Bureau on Capital Design and Sima

If Siima Alayar is connected to this Capital Design Group .... be very, very, very, very careful. I highly recommned that you do NOT get involved with these people.

Are you looking into buying in this subdivision? I had a client put a contract on a property there not to long ago and the client decided to withdraw from the contract. It was Watercrest Village if this is the same property you are refering to. Long story short they found a nearby subdivision that they were pleased with instead.
They were very satisfied with our services, with all the changing of circumstances that occured.

They finished my unfinished house and I had a hard time dealing them to do the job right and abide by what was in the contract for them to specifically to do. Capital Design in my opinion doesn't stand behind there work in my experience with them.

http://www.cdginc.com is the builder. They have a new development in John's Creek (Beckton Hall). Wanted to see if:
- Anyone has dealt with them in the past
- How is their track record as a builder (i.e. quality of work, customer satisfaction level etc)
