Where online can I find comps for Moorestown homes?

Asked by Richardandfriends, Moorestown, NJ Thu Feb 5, 2009

I am looking for comps for small three to four bedroom homes in second street, third street and Fairview areas sold recently. Where is a good resource for timely comps online? is there a place?

Yes, your local real estate agent. This would be the quickest way to get comps for your area. Another way is to go to the public records. This is more tecious yet more acurate.

Also, by using an agent, they would know exactly what is going on in those neighborhoods. For instance, I could pull up comps for you myself, but I personnaly don't know what is going on in the area to give a more acurate price range.

One other thing, three and four bedroom home can vary greatly in that area. If you let me know what your home is (exactly) I would be able to narrow the search down further to give an even more accurate number.

Hope that helps.

The answers you have already received are all accurate. Hiring an appraiser would be unnecessary in most instances. The big question is why do you want the comps? Are you looking to purchase, sell, refinance, put on an addition or something else? You will get the most accurate information from an experienced realtor who can also guide you in any of the above scenarios and consult with you on some of the other factors to consider depending upon what your needs are. Interview a couple of people, pick someone you trust, tell them what you are looking to do and they will go to work for you. Email me if you need more info:

You can try Zillow (see link I pasted) but it's not very accurate. It will, however, give you an idea of recent sales. Rule of thumb is: go back no more than 6 months.

The other answers you received are also good advice. Us Realtors can spend hours evaluating the comps for clients so hiring a Realtor to help would be in your best interest.

Richard: Aside from the public record, the only dependable places are Realtors and appraisers. If you really need to know, it's time you hired a Realtor. I doubt if an appraiser will do anything for free. Realtor often do so but have to believe they will get a commission down the line if they do so.

Unfortunately the comps you find online are not really comparable and not up to date. I can send you the most up to date info via email. Feel free to call or email me. Whichever is easier for you.
