If you read the newpaper, you will probably see that many agents consider themselves "top-producers". I have seen many new agents who are just as good as agents who have been selling real estate for a long time and are considered "top producers". They also may have more time to focus on you. I suggest you meet and interview a few Realtors to choose one to work with. Another option is to go to Open Houses in areas you like and meet the Realtors who are at the open houses. There may be an agent who specializes in certain neighborhoods who will be the best at finding a home for you. If you are a first time buyer, there are agents who specialize in this. I suggest you determine what your housing needs are (price, location, etc.) and then choose an agent who works in either your area or your price range. Also, friends who have recently purchased a home are a great resouce to find names of good agents. Good luck.

Roger, if you have a home to sell in Toano, you don't necesarily want a list of just the Hampton-Roads agents. You need to make sure that the agent is a member of the Williamsburg (and possibly Richmond) MLS. A Peninsula or Southside agent that is only a member of the Peninsula MLS system will not have your listing in the appropriate MLS areas and that is not in your best interest. If they are not a member, your listing will not show up in the right areas.

The Williamsburg Association of Realtors has a magazine which lists all the realtors in the area. The best way to choose a realtor is speaking with your friends, neighbors, people at your church, etc., regarding their real estate agents. Although I am a Top Producing Agent, clients do not choose me because I am a top producer - they choose me because they like my enthusiasm, high energy and knowledge of the industry and I am a member of a great real estate company and team, William E. Wood and Associates.

Hi Roger:

I admire your desire wanting to work with top-producing agents. However, I think you should not overlook the newer agents with great reputation in your area. A driven newer agent will work very hard to earn your business (not saying top agents won't, of course), so don't automatically write them off - even the top agents start from the bottom up. . .

The best way is to ask for recommendations from your friends, families, colleagues, and even some fellow sellers. Then select and interview a few; ask them for their marketing plan, find the best that match your criteria and whom you feel comfortable to communicate and work with. Also, don't just pick the one who say they can sell your house for an unreasonable price, I always wonder the wisdom of those for both agents and sellers.

Put me on the list if your property is on the Peninsula. I was an award winning agent on the Peninsula for 2007. However, let me point out one important distinction. In 2007, every home I listed sold. About 100 agents did more business than me, but few can say they batted 1000 like I did. Some of these agents have large teams of people working for them. I strive at delivering great performance and customer service to my clients. My clients always get me. I did 24 transactions last year and am on pace to do the same this year. I'd be happy to interview for the job.

I search Realtor.com for the agents with most listings in the zip code that I cam referring business. Try to exclude REO properties. I only look at listings that are enhansed with the agent information and pick the one with the most listings.

Hi Roger:
Timothy gave you the info for Circle of Excellence, but those are the Southside association awards. If you want an award- winning agent from the Peninsula, we are in a different Realtor association. Virginia Peninsula Assoc of Realtors just announced their award winners for 2007. It was in the Daily Press, but not yet posted on VPAR.org that I could see,

There are alot of top agents who don't even put in for the yearly awards-- If you need a good one, I would be gald to refer you.
